Approval requirements can look a little different for international renters, but we'll figure out the best path forward together and I'll make sure you're set up for a smooth move.
As fast as you need. If you're on a tight timeline I can usually have real options in front of you within a day. If you're planning ahead, we'll pace it out comfortably.
Most communities look for a credit score above 600, a monthly income of roughly 3× the rent, and a clean rental history, meaning no open evictions, broken leases with outstanding balances, or existing rental debt. A criminal record with serious or recent charges (violent felonies, sexual offenses, drug distribution) is typically disqualifying. Older or less serious records are evaluated case-by-case and many communities will still approve. I'll be honest with you upfront about where you stand and point you toward properties that are actually a realistic fit, so you don't waste application fees on denials.
Yes. Lower credit on its own doesn't close all doors. Many communities will approve with a higher deposit, typically around one month's rent (nonrefundable), if the rest of your record is clean. I also work with a service called OneApp, which is a risk-mitigation program that allows some communities to approve renters they'd otherwise decline. It doesn't work everywhere, but it's a real option that has helped a lot of people get housed. We'll figure out together what makes the most sense for your situation.
Absolutely. No rental history is very different from bad rental history, and many communities understand that. If your credit is thin or new, two tools that help: a co-signer (someone who agrees to be responsible for the lease alongside you) or a guarantor (someone who backs your lease financially but doesn't live with you, like a parent, for example). Some communities accept a larger deposit in place of a co-signer. I'll walk you through what's needed at each property and help you put together the strongest possible application.

Pretty much anything Austin has to offer: studios, 1BRs, 2BRs, loft-style units, townhomes, and even standalone house-style apartments, which are actually pretty common in North Austin. High-rises, mid-rises, garden-style communities. My team and I have access across the board. The one thing to know: we work with apartment communities and multi-family properties, not privately owned condos or single-family rentals. Loft-style units are genuinely harder to come by in Austin than in cities like New York or Chicago, but they do exist, and if there's availability when you're searching, we'll find them for you.
